Annual FCOA Agenda and Meeting Notes: 2026 

  • Reviewed the 2025 Expenses and 2026 Budget Approval. If you were not at the meeting and would like a copy, please email the FCOA.
    • The FCOA $1,000 Dues are due by April 10th. There is a late fee if payment isn’t received by April 10th .

  • Update on Ongoing Road Overlay Plans
  • Central Asphalt will be completing the overlays of the remaining Fox Creek roads, this Summer. The date for the overlays will be communicated to the neighborhood in advance. We are awaiting Central Asphalt to give us a timeframe. Roads to complete: Paterson Circle, Brian Ct, and Walnut Pl

3.29.26 Meeting Notes regarding the Board updates:

  • Dana Huey (treasurer) is stepping down as the Hueys are selling their house on Fox Creek.
  • The Board is seeking new treasurer, preferably with accounting or financial background.
    • Caleb Warner spoke to the Board after the Annual meeting, and he volunteered to be the next Fox Creek Owners Association Treasurer.
  • Four board members were successfully and unanimously re-elected for another 3-year term: Hannah Fahey (president), Adam Casady (vice president), Jim Kunath, and Natalie Gruss.

 

  • Homeowner Q&A 
  • Snow Removal and Salt Concerns
    - One resident raised concerns about excessive salt use damaging roads, lawns, and creating piles in cul-de-sacs.
    - Board explained they tell RJ Lawn to use minimal salt but must balance safety - some residents email requesting more salt due to icy conditions.
    - Board committed to telling RJ Lawn again to use less salt on main road and to focus on shaded areas.

 

  • Road Height and Drainage Issues
    - Comment from a resident: They believe that Cheri Lane asphalt is now approximately 8-10 inches higher than adjacent lawns after multiple overlays, creating safety and drainage concerns.
    - Board previously discussed widening and grading with Central Asphalt but there were no good solutions at the time due to grading constraints.
    - Jim Kunath will discuss this issue again with Central Asphalt when they come to do the remaining three road overlays. Hopefully they can find a solution that will work.

 

  • Covenant Review Discussion
    - Resident suggested reviewing and potentially updating covenants, noting they haven't been updated in at least 10 years.
    - Board explained updating covenants requires hiring attorney and getting two-thirds of homeowners to sign, which is expensive and time-consuming. But something that can definitely be looked into.
    - A resident brought up that the Covenants must be recertified with the county every 21 years.   Latest Covenants, “FIRST AMENDMENT AMENDED AND RESTATED COVENANTS OF PLAT OF FOX CREEK” were completed December 7th, 2010. These Covenants will need to be renewed by December 7th, 2031.
  • - Chickens were mentioned as one potential covenant update topic, to review in the future.
